Project Snapshot
Project type: Data Center
Location: Australia
Client type: EPC / Builder
Project phase: Design + Construction
BIM services: Plantroom and services coordination, constructability-focused BIM
Disciplines: Architecture, Structure, MEPF
Software: Revit, Navisworks, ACC, Tekla Structures
The Challenge
- The project included highly congested plant rooms with limited space for equipment, services, and maintenance access.
- Strict access, clearance, and maintainability requirements increased coordination complexity.
- Design changes and equipment constraints created risk of late-stage redesign.
- The client required BIM to support constructability and access certainty before installation.
Our BIM Approach
- Developed LOD 350–400 BIM models focused on plant rooms and high-risk service zones.
- Established a zone-based BIM Execution Plan to manage complex interfaces and access requirements.
- Performed detailed access, clearance, and maintainability clash checks.
- Produced install-ready coordinated sections and views for site and subcontractor use.
- Maintained close alignment with the builder to resolve spatial constraints early.
Results & Impact
- Optimized plant room layouts prior to installation.
- Reduced late-stage redesign and coordination iterations.
- Improved installation confidence and site efficiency.
- Lowered risk of access and maintenance conflicts post-installation.
Value Delivered
- Delivered high-risk MEP coordination expertise for mission-critical environments.
- Reduced construction and operational risk through early spatial validation.
- Supported efficient delivery under tight spatial constraints.
- Demonstrated strong capability in data center plant room BIM coordination.
