The Challenge

  1. The project included highly congested plant rooms with limited space for equipment, services, and maintenance access.
  2. Strict access, clearance, and maintainability requirements increased coordination complexity.
  3. Design changes and equipment constraints created risk of late-stage redesign.
  4. The client required BIM to support constructability and access certainty before installation.

Our BIM Approach

  1. Developed LOD 350–400 BIM models focused on plant rooms and high-risk service zones.
  2. Established a zone-based BIM Execution Plan to manage complex interfaces and access requirements.
  3. Performed detailed access, clearance, and maintainability clash checks.
  4. Produced install-ready coordinated sections and views for site and subcontractor use.
  5. Maintained close alignment with the builder to resolve spatial constraints early.
