Project Snapshot
Project type: Commercial facility (retrofit / renovation)
Location: Ireland
Client type: Corporate Client / Facilities Management
Project phase: Renovation
BIM services: Existing-conditions BIM, retrofit modelling, coordination support
Disciplines: Architecture, Structure, MEPF
Software: Revit, Navisworks, ACC, Tekla Structures
The Challenge
- The project involved renovating a live operational facility, limiting access and flexibility on site.
- Available as-built information was incomplete and unreliable, increasing risk during construction.
- Unidentified clashes or unknown conditions could result in site stoppages and program delays.
- The client required accurate BIM information to support phased delivery and minimize disruption.
Our BIM Approach
- We developed an accurate existing-conditions BIM model to LOD 200–300 using available records and site information.
- New retrofit elements were modelled to LOD 300 and integrated with the existing model environment.
- A phasing and zone-control strategy was implemented to align BIM outputs with site access and construction sequencing.
- Zone-based clash checks were carried out to manage risk within live areas.
- Phased installation drawings were issued to support controlled execution on site.
Results & Impact
- Reduced site stoppages caused by unforeseen clashes or conditions.
- Improved planning and sequencing in a constrained, live environment.
- Greater confidence for contractors working within occupied spaces.
- Smoother delivery of renovation works with minimal operational disruption.
Value Delivered
- Delivered specialist retrofit BIM expertise for an operational asset.
- Reduced construction risk through accurate existing-conditions modelling.
- Supported controlled, phased delivery aligned with FM requirements.
- Demonstrated capability in managing BIM for complex renovation and retrofit projects.
